Unexplainable Lag Spikes

<div class="IPBDescription">Just evil!</div> I'm suffering a terrible problem here. Whenever a crowded battle takes place I recieve a lag-spike for no good reason.
These take place firstly, without a drop in fps, so it is not a bottleneck issue (can score 5000+ in 3DMark05).
Secondly, my usual ping is around 20 or so, and my connection is tip-top so it's not coming from there.
And last of all it seems that no-one else experiences these spikes so it's not the servers.
They are quite serious bouts of lag, reaching from 300-500ms.
I seem to remember seeing a similar problem posted here, but alas could not find it tonight.
Just hoping someone out there knows a fix for this.
PS. Happens mostly on CO mode but also occasionally on NS (probably just due to difference in battle sizes)

Oh, and stop all downloads in the background
ctrl+atl+delete >> Process tab >> right click hl.exe >> set priority to below noraml.
Try again, if this works you will need to set the priority every time you lauch NS, this solved my issues and is steam's fault.
Post back if you find it works for you too as valve like to stay silent on the subject
